Background & Experience
Ian is a disciplined commercial real estate broker with more than 30 years of experience conceiving, selling, leasing and executing commercial real estate transactions. A pioneer in the “creative office space” market in Los Angeles since 1988, Ian led several of the first, highly successful “creative office space” projects and warehouse conversions in Santa Monica, Los Angeles and Culver City working with world class-architects such as Frank Gehry and Eric Owen Moss. To differentiate a conventional office from a more creative office design, he coined the term “creative office space” and had the foresight to register the domain name rights in 1999. Ian has worked on more than 2 million square feet of value added projects focused on converting older-obsolete warehouse and office buildings to unique functional office space. In addition, he represents film, media and technology tenants in their search for space, advising them in all aspects of lease negotiations and financial analysis. An expert negotiator, Ian has successfully consummated a countless number of complex real estate transactions that required his deep market knowledge and experienced problem-solving skills.
Ian has represented sales transactions which total over $300 million and negotiated leases with more than 4 million square feet for tenants in the film, media and technology industries. Represented J. H. Snyder Development Company in the purchase of 5 acres of land for the development of the 250,000 SF Howard Hughes Entertainment Complex in West Los Angeles. Successfully entitled 5 acres of land in Santa Monica for commercial development and sold the land to Hines Development Company for Phase 2 of The Lantana Entertainment Complex in Santa Monica.
